The dream of home for families with income up to five lakhs in Uttarakhand will be fulfilled, the government has done special planning

The development authorities in the mountainous areas of Uttarakhand will now give priority to building residential projects in the local architectural style Bakhli (row-housing). This provision has been made in the Housing Development Manual issued by the government in the light of the new housing policy of the state. In view of the construction of Bakhli style residential units, many exemptions have also been given to the beneficiaries and developers. Apart from this, it has also been provided in the manual that now the dream of home for families with annual income up to Rs 5 lakh will also be fulfilled. Not only this, for the first time, income limit has also been fixed for the lower and lower middle class.

Housing policy was approved in the cabinet meeting
The new housing policy of the state was approved in the meeting of Dhami Cabinet held on December 11 last year. Now to give it a concrete shape on the ground, the Housing Development Manual has been issued by Principal Secretary Housing R Meenakshi Sundaram. The development authority will give concrete shape to the housing projects according to this. In this, there will be at least 10 units in the residential project in Bakhli style for the weaker income group in the hilly region. In this, it will be mandatory to build open stairs and a minimum two meter wide common courtyard in the front setback of each residential plot.

What is Bakhli style

In most of the villages in the hilly region, houses are built in straight lines on both sides.

There is an open common courtyard in the middle.

This is called Bakhli style.

With the residential project being built in Bakhli style, it will be easy to provide water, electricity and other facilities there.

Key points of the rules

Residential projects will take shape in a minimum of two hectares in the hilly region and 10 hectares in the plain area.

The annual income limit fixed for the weaker income group is now five lakhs.

Housing rules made in accordance with the Pradhan Mantri Awas Yojana rules.
Booking and registration amount fixed for EWS, AIG, LMIG, stamp duty exemption for EWS.

Promoting women empowerment, priority to female members of the family in housing allocation.

To prevent arbitrariness of developers, maximum rate of carpet area per square meter fixed along with housing in affordable housing category.

Resident Welfare Association mandatory in housing project.

For the first time in affordable housing, policy and financial incentives like industrial projects.

Simplification of land use change, exemption in map approval, exemption in stamp duty to developer for purchasing land.

Arrangement for reimbursement after construction of STP and its operation, reimbursement of SGST.

Commercial FAR in residential projects maximum 25 percent for plain areas and 30 percent for hilly areas.

Removing the restriction of three storeys including ground floor in affordable housing category, construction of apartments up to permissible height with lift facility.
