Industries will be able to use 70% of the land for building construction, amendment in standards

The Cabinet approved the amendment in the Uttarakhand General Industrial Development Control Regulations-2022 to get special assistance for capital investment from the Central Government. With this, industries outside industrial areas were given exemption in the standards of floor area ratio (FAR), height and parking in the total plot area. Now industries will be able to construct buildings in 70 percent of the total plot.
The Finance Ministry has launched a special assistance scheme to promote capital investment. To get financial assistance under the scheme, some improvements have been made by amending the Uttarakhand General Industrial Development Control Regulations-2022. After this, a proposal will be sent to the Central Government for financial assistance. On improving the Special Assistance Scheme, an amount of Rs 100 crore will be given from the Central Government. Currently, under the Uttarakhand General Industrial Development Control Regulations, the ground coverage ranges from 55 to 65 percent according to the plot area. There is a shortage of land for industries in the state. Due to which exemption has been given to make more use of the available land. To reduce the loss of ground floor for stand-alone industries, ground coverage up to a maximum of 70 percent was allowed in the building regulations. Apart from this, relaxation was given in setback and parking norms. To encourage flatted factories, relaxation was given in ground coverage, floor area ratio, height and parking in the building regulations.
